Bylaws and Standard Unit Description

Bylaws and standard unit description may be filed with Land Registry new condominium plans, while amendments are submitted through the Corporate Registry.

Bylaws

A condominium corporation may amend or repeal its bylaws, whether these are the initial bylaws provided by statute (the standard bylaws) or ones made later by the corporation. A corporation may amend or repeal bylaws only by special resolution. A bylaw change has no effect until a copy has been filed with Corporate Registry.

Filing a Bylaw Amendment:

  • Login to the Corporate Registry application.
    • Select ‘file’.
  • Enter your entity number or name in the ‘update entity’ field.
    • Click on your entity name that displays.
    • Select the option ‘bylaws’.
    • Select either ‘customized bylaws’ or ‘standard bylaws’.
    • If customized bylaws are selected, you will be required to upload a pdf copy.
  • Complete the application and submit.
    • The summary screen within the application will provide an overview of submission.
Note: Once submitted, the Corporate Registry will examine the bylaw amendment, and if it appears to be in order, will approve the bylaws. If the bylaws are noncompliant they will be returned. These notices will appear in your online account.

Standard Unit Description

Although rare, changes to the Standard Unit Description (SUD) can be amended or repealed only by special resolution. Any changes to the SUD are required to be filed with the Corporate Registry.

Filing an Amendment of Standard Unit Description:

  • Login to the Corporate Registry application.
    • Select ‘file’.
  • Enter your entity number or name in the ‘update entity’ field.
    • Click on your entity name that displays.
    • Select the option ‘amendment of standard unit description’.
    • Upload a .PDF format copy of the document.
  • Complete the application and submit.
    • The summary screen within the application will provide an overview of your submission.
