Fee Mitigation – Condominiums

Condominium First Raise of Title
Reduced fees of 0.1% apply to the first titles issued in the name of the developer pursuant to an approved condominium plan.

Replacement Plans
The developer must surrender all the titles to the existing units and set-up new titles based on the replacement plan. 

If the replacement plan creates additional units, full fees are charged on the value of the additional units.  Reduced fees are charged to set-up existing units. 

Plan Amendments
Section 14 of The Condominium Property Act, 1993 permits amendments to the condominium plan.  This may include:
  • Addition of land to existing parcel
  • Removal of land from existing parcel
  • Addition of unit(s) to condominium
  • Removal of unit(s) from condominium; and
  • Change in size of unit (not a re-division)

Addition of land to existing parcel
Fee mitigation – consolidation may apply.

Removal of land from existing parcel
Reduced fees may apply.

Addition of unit(s) to condominium
Full fees are charged on the value of the additional units.  Reduced fees are charged to set-up existing units.

Removal of unit(s) from condominium
Full fees are charged on the units that are being removed from the condominium parcel.   Reduced fees are charged to set-up existing units.

Change in size of unit (not a re-division)
